Why rent with us

A small company, not a leasing call center.

We own and manage our own buildings in Philadelphia. That means the person who answers your maintenance request is the same company that signed your lease — and you're never routed to an out-of-state property manager who has never seen your block.

See it on your schedule

Every listing has self-scheduled showings. Pick an open time slot online and go see the unit — evenings and weekends included — without playing phone tag first.

Straightforward application

One online application covers everything we need. Our rental criteria are published up front, so you know where you stand before you pay a fee.

Repairs get handled

Submit a maintenance request online any time and it goes straight to us with the details and photos we need — no voicemail, no lost message slips.

Common questions

Before you apply

How do I see a unit?

Find the unit on our available rentals page and click Schedule a Showing. You'll pick from open time slots and get confirmation and access instructions by text and email. No appointment call required.

What do I need to qualify?

We look at verifiable income, rental history and credit. Full details are on our application page so you can see the criteria before paying an application fee.

Do you allow pets?

It depends on the building — some of our units are pet-friendly and some are not. Each listing states its pet policy. Where pets are negotiable, additional deposit or monthly pet rent may apply.

Can I apply if I'm a student or have a co-signer?

Yes. If you don't meet the income requirement on your own, a qualified co-signer can apply on your behalf. The co-signer application is on our application page.

How do I pay rent?

Online through the Innago tenant portal, by mail to our PO Box, or via the drop box at our office. Details are in the resident center.
