We own and manage the buildings we rent. There's no regional office, no outsourced call center, and no one making decisions about your apartment from another state.
Who we are
Small enough to answer, established enough to rely on.
Gator I Properties, Inc is a locally owned rental company based in Queen Village, managing apartments across South Philadelphia and the Girard Avenue corridor in West Philadelphia. Our office is on South 2nd Street — the same neighborhood many of our residents live in.
We deliberately keep our portfolio concentrated in a handful of neighborhoods. It means we know the blocks, we know which contractors actually show up, and we can be at a building the same day when something goes wrong. A company managing units across four counties can't say that.
Everything we do is set up so you don't have to wait on us: showings you book yourself, applications you complete from your phone, rent you pay online through the Innago tenant portal, and maintenance requests that go straight into our queue with the details attached.

Published criteria, applied consistently
Our rental criteria are posted publicly and applied the same way to every applicant. If you won't qualify, we'd rather tell you before you pay a fee than after.
Straight answers on pricing
The rent in the listing is the rent. Any additional deposits, pet rent, or utility responsibilities are stated in the listing and in the lease — not revealed at signing.
Repairs handled properly
Maintenance requests get acknowledged the same business day. Loss of heat, water, or electricity jumps the queue ahead of routine work.
Fair housing, without exception
We rent in full compliance with the Federal Fair Housing Act, Pennsylvania law, and the Philadelphia Fair Practices Ordinance — including source-of-income protections.
