Resident center
Everything you need as a resident
Pay rent, report a repair, and handle lease paperwork — without needing to catch us on the phone.
Our rent portal has moved to Innago. If you previously paid through Placepay, your account moved with it — sign in at my.innago.com with the same email address you have always used. Innago sends a one-time code to your email instead of asking for a password. If you have trouble getting in, let us know and we'll sort it out.
Pay rent online
Pay by bank transfer or card in the Innago tenant portal, set up automatic payments, and keep a record of every payment.
Open the portal →Request a repair
Submit a maintenance request with the details we need to send the right person the first time.
Open the form →Forms & documents
Notice to vacate and other lease paperwork, all available online.
See forms →Emergency? For fire, gas odor, or a medical emergency, call 911 first. For a burst pipe, no heat in freezing weather, a total loss of electricity, or a door or window that will not secure, call us directly at (215) 821-7253 rather than using the form below — the form is checked during business hours.
Maintenance
Submit a repair request
Give us as much detail as you can. The more specific the description, the more likely we send someone with the right parts on the first visit.
Already set up in the tenant portal? You can also submit maintenance requests directly in Innago — either route reaches us.
What happens next
- Same dayWe confirm we received your request
- 1–2 daysWe reach out to schedule access, or dispatch directly if you gave permission to enter
- Urgent itemsLoss of heat, water or power is handled ahead of routine requests
Please don't arrange your own contractor and send us the bill — unauthorized repairs are not reimbursable under your lease.
Rent
Three ways to pay
Rent is due on the first of the month. Paying in the portal is fastest and gives you a receipt automatically.

Pay by bank transfer or card, set up automatic monthly payments, see your full payment history, and submit maintenance requests in the same place.

Frequently asked
I used to pay through Placepay. What do I do now?
Placepay moved to Innago, and your account moved with it. Go to my.innago.com and sign in with the same email address you used before — Innago emails you a six-digit code instead of using a password. Your payment history and any autopay settings should carry over. If anything looks wrong, tell us before your next rent is due.
When is rent due and is there a grace period?
Rent is due on the first of each month. Check your lease for the specific late fee terms that apply to your unit. If you're going to be late, tell us before the first — it's always easier to work something out in advance.
How much notice do I need to give before moving out?
Your lease states the required notice period, most commonly 30 or 60 days before the end of your term. Submit it in writing using the notice to vacate form so there's a dated record.
When do I get my security deposit back?
Pennsylvania law requires landlords to return the deposit, or provide a written itemized list of damages, within 30 days of the end of your tenancy. The notice to vacate form asks for a forwarding address, and that is where your deposit gets mailed — so make sure it's right, and tell us if it changes before you move.
Can I add a roommate or sublet?
Any new adult occupant needs to apply and be added to the lease before moving in. Contact us first — unauthorized occupants are a lease violation, but adding someone properly is usually straightforward.
Who is responsible for which utilities?
It varies by building and is spelled out in your lease. If you're not sure what you're responsible for, ask us and we'll confirm for your specific unit.
I'm locked out. What do I do?
Call the office at (215) 821-7253 during business hours. Outside business hours you'll need to call a locksmith; a lockout is not a maintenance emergency and the cost is the resident's responsibility.
Still need a person?
Some things are easier to sort out by phone or email. We're at the office weekdays and we do answer.
