Apply for a Gator I Properties rental
Our criteria and required documents are published below, so you know exactly where you stand before you pay an application fee.
Step one
Start your online application
The application takes about 15 minutes and can be completed on your phone. Every adult who will live in the unit needs to submit their own application.
Before you begin, have your photo ID, recent pay stubs or proof of income, and your last two landlords' contact information ready.
Applying does not hold a unit. Units are held once an application is approved and the security deposit is paid.

Rental criteria
How we evaluate applications
We apply the same standards to every applicant. If you have a question about whether you'd qualify, ask us before you apply — we would rather tell you up front than take your fee.
Income
Combined verifiable gross household income of at least three times the monthly rent. Income may be from employment, self-employment, benefits, or other documented, lawful sources.
Rental history
Two years of verifiable rental or homeownership history with rent paid on time. Prior eviction filings and outstanding balances owed to a previous landlord are reviewed individually.
Credit
We review credit history as part of the application. A low score alone is not automatically disqualifying — we look at the whole picture, including payment history on housing and utilities.
Occupancy
Occupancy limits follow Philadelphia housing code. Every adult 18 or older who will live in the unit must apply and be listed on the lease.
Don't meet the income requirement on your own? A qualified co-signer can apply on your behalf. Co-signers are evaluated on the same criteria at a higher income threshold. The co-signer form is below.

Frequently asked
How long does a decision take?
Most applications are decided within two to three business days once we have all documents and can reach your references. Missing income documentation is the most common cause of delay.
Is the application fee refundable?
The application fee covers the cost of screening and is non-refundable, whether or not the application is approved. That's why our criteria are published above — ask us first if you're unsure.
Does everyone in the apartment need to apply?
Yes. Every person 18 or older who will live in the unit must submit their own application and be listed on the lease.
What if I have an eviction on my record?
Tell us about it before you apply. We review prior filings individually and consider how long ago it was, the circumstances, and your rental history since. It does not automatically disqualify you.
Can I apply before seeing the unit?
You can, but we recommend viewing first. Showings are self-scheduled and usually available within a day or two, so it rarely costs you time.
Do you accept housing vouchers?
Yes. Source of income is a protected class in Philadelphia, and we accept housing choice vouchers and other lawful subsidy programs. Contact us to walk through the inspection and approval timeline for the unit you're interested in.
